USP:

Native Finance is the platform for CRE finance, helping companies finance real estate using data and tools to drive their operations. It is the first product of its kind in Europe, providing finance brokers and borrowers with access to over 350 real estate lenders across development, investment and bridging finance. Lenders range from clearers through to overseas banks, family offices and large institutional lenders.

Why it matters:

Although large in size (£60bn in new loans per annum, EUR 230-250bn in the Eurozone) the market has seen almost no tech innovation to date. This contrasts with the considerable disruption seen in financing since the 2007-09 crisis; while in 2006 over 96% of all UK real estate lending was by domestic clearers, that figure is now closer to 42%. This fragmentation combined with increasing regulatory constraints means a data driven approach is now more crucial than ever.

Our Approach:

Native Finance is the first to deliver this data driven approach. Our intelligent platform gives real estate borrowers and brokers the tools to source the best lenders for their projects and track market activity. Since launching in 2018 over £3.2bn in offers have been made through our platform on £700m in qualified deal flow. Transactions completed include a £24.4m investment loan to an asset manager for a retail site in Manchester; a £17.2m land loan for 877 homes in Luton; and a £14.2m development loan to a SME developer for 106 units in Birmingham.

Backing:

Investors in the business include the fintech VC Passion Capital (biggest investors in Monzo, Tide, etc) as well as leading angels such as Lord Stevenson and Brooks Newmark, founder of the UK arm of Apollo Capital Management. Eileen Burbidge MBE, Chair of Tech City UK and HMT Special Envoy for Fintech currently serves as a non-executive director.
